From conception it was a priority to pursue green building certification under the US Green Building Council’s LEED® rating system in order to ensure the sustainability attributes are verified. The benefit of third-party verification is that a building is designed and built using strategies aimed at improving performance across all the most important metrics: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts. Certification provides future tenants with the assurance that that project exceeds conventional building performance standards.
At Venn the greatest advantages to the sustainable living goals involved the selection of the site which is located in the heart of San Francisco in close proximity to a host of services and alternative modes of transportation. At Venn, residents are provided with every opportunity to reap the benefits of this through use of the Zipcar program, public transit, bike storage, carpooling and maps in our lobby identifying surrounding services.
Other areas that were optimized include the water conservation for landscaping purposes as well as specifying efficient domestic plumbing fixtures. Overall Venn has been calculated to save the equivalent of a typical swimming pool amount of water in a year! Energy efficient lighting, appliances and mechanical systems were also an important strategy in the design. This helps to lessen the impact on GHG emissions and our dependence on fossil fuels. The quality of the indoor environment was also a key concern. Therefore, smoking is prohibited on the site at all times and every measure to limit the amount of indoor air pollutants was implemented in the construction of the building. The purpose is to improve the health and wellbeing of occupants however possible. This is also carried forward while in operation as healthy, green cleaning practices are a standard policy for all common areas and empty units.
